70% of Barcelona’s business offer will be in the 22@ neighborhood, according to forecasts

Last year, Barcelona concentrated 29% of total real estate investment, increasing its weight in investment above the national total, as confirmed by the report “Real Estate Market Outlook 2022”, prepared by CBRE. In more specific terms, it was the 22@ area the place of greatest acquisition that, for the second consecutive year, has once again been the main business center for business and entrepreneurship opportunities. In this way, the neighborhood dedicated to innovation in the city is once again positioned as the submarket with the most transactions and the largest investment volume.

As indicated by the business school, TBS, there are currently more than 9,000 companies that have settled in this technological epicenter and it is expected that almost 70% of the future business offer of the city concentrate on 22@ during this 2022, as reported by the consultancy JLL Barcelona.

At the moment, the Barcelona neighborhood already has the facilities of renowned companies such as Amazon or Mediaproas well as various university campuses, such as the Pompeu Fabra University (UPF) and several national and international business and design schools.

The future that resides in the 22@ zone: technology, design and entrepreneurship

During 2022 an investment is expected in the office market of a volume of between 1,500 and 1,800 million euros, exceeding the figures registered this 2021, according to CBRE calculations.

In the 22@ also stands out the area’s interest in promoting youth talent, with an increase in hiring figures: according to data from 22@ network, 80% of the workers in the different companies in the neighborhood are university graduates. These data, which position the district among the future investment plans for many companies, have encouraged the municipal government to pursue greater business diversity in the area as one of its main short-term objectives.

The shaped profile of the area places technology, design and entrepreneurship as axes of the neighborhood, where startups, capital investors, coworking centers and educational and residential centers are already making their conquest plans. 22@ makes its way as the heart of innovation and the future, and the result will be seen for years to come. The latest figures indicate that more than 20% of the new spaces are already occupied and will have new additions, such as the presence of the TBS Education training center in Barcelona, ​​an 8,000 m2 campus that will increase the international educational offer of the neighborhood for the academic year 22-23.
